Proposals for a revitalised Latimer Road: Rathplace’s vision for a thriving, heritage-rich redevelopment at Unit 9 Latimer Road

The owner of Unit 9, Rathplace, is bringing forward a new proposal for the site designed to conform with the Latimer Road Design Code. Bureau de Change architects, an award-winning architecture practice, have designed a five-storey, mixed-use redevelopment that blends North Kensington’s rich heritage, with modern elements that meet today’s urban needs.
Rathplace’s thougtfully planned development includes commercial spaces and residential homes aimed at reinvigorating the area and fostering a thriving community.

The Site

The existing building on the site is a single-storey industrial unit featuring a simple, flat façade and is among 14 similar units which make up the Latimer Road Industrial Estate.

These industrial units do not currently contribute to an attractive streetscape and thriving community. As a result, they have been earmarked for mixed-use redevelopment. This transformation will introduce flexible workspaces that boost commercial activity throughout the day, supporting the designated Employment Zone around the site.

The redevelopment will bring much needed housing to the Royal Borough of Kensington and Chelsea while improving the overall visual appearance of the site, contributing to the ongoing positive change on Latimer Road.

The Design Code

In 2021, a Design Code to guide the redevelopment of Units 1-14 was published, with input from local groups and architects. The Design Code seeks to capitalise on the opportunity that this site offers by contributing both to the Employment Zone and to the Royal Borough of Kensington and Chelsea’s housing need. In line with the Code, we are proposing new homes which are functional and take into account the diverse needs of new residents, and which correspond to the space standards set out in the London Plan.

Considerate design

Unit 9 has been carefully designed following the Latimer Road Design Code, created to follow the existing streetscape and the changing nature of Latimer Road. Inspiration has been taken from the surrounding environment, including the historic craft trades of Latimer Road and the residential local area.

Sustainable design

Sustainability is key to the proposals, and the proposed new building will be significantly more sustainable than the existing unit. We will include urban greening to support the biodiversity of Latimer Road.

New high-quality homes

Seven new homes are provided on the upper floors of Unit 9. The building is set back from Latimer Road, creating homes with less noise, more light and improved outlook. A mix of one, two and three-bedroom apartments meet the needs of North Kensington residents. All homes will have access to private outdoor space in line with the London Plan.

Flexible Commercial Space

We are looking to provide four commercial units across two floors, contributing to the allocated Employment Zone on Latimer Road. These spaces are ideal for a variety of uses, including cafes, yoga studios and offices, offering flexible options to meet diverse business needs and enhance the local community.
